BATHROOM MOLD REMEDIATION & RESTORATION

Project Overview: A multi-family apartment unit experienced severe water damage, leading to mold growth in the entire bathroom. To ensure the health and safety of the residents and restore the space to a habitable condition, a comprehensive remediation and restoration process was undertaken.
Summary: The project involved a two-phase approach: remediation/water service repairs and restoration. The remediation phase included containment setup, removal of all mold contaminated materials, HEPA filtration, sanitization, and moisture control. Following the remediation, after mold clearance testing passing the build-back phase involved installing new mold/humidity resistant drywall, applying tape, mud, texture primer and paint to new condition. Replacing damaged fixtures, including the vanity, extractor mirror, tub, and faucets. Through this methodical process, the bathroom was successfully restored to a safe and functional new condition.
Scope of Work: The mold remediation and restoration process was divided into two primary phases: Bathroom Remediation and Build Back/Bathroom Turn Over. All turnkey by our technicians.
PHASE I: BATHROOM REMEDIATION
Assessment and Initial Steps
A detailed survey was conducted to determine the extent of the water and mold damage. Work was planned according to the findings of the survey report.
Remediation Process
Establishment of containments in the affected apartment using HEPA filtration units, decontamination chambers, zipper doors, and sticky mats to prevent the spread of contaminants. Physical removal of mold-contaminated walls. Removal of affected insulation and debris from exposed wall cavities. Expansion of the remediation area to include an additional two feet beyond visible mold growth to ensure complete removal. Sanitization and encapsulation of all wooden wall studs and other structural components.
- Utilization of HEPA filtration scrubbing units to achieve high air quality during remediation.
- Use of personal protective equipment (PPE) by all workers, including P100 cartridge respirators, disposable coveralls, gloves, and eye protection.
- New vanity light fixture, new shower doors.
- Application of mold-killing sanitizing cleaning biodegradable agents, HEPA vacuuming, and thorough wet wiping of all exposed surfaces, including wood framing, metal framing, floors, doors, and windows.
- Proper disposal of removed materials by double-bagging and following hazardous waste disposal protocols.
- Encapsulation of all exposed surfaces/cavities with a mold inhibitor.
- Deployment of dehumidifiers to eliminate excess moisture, ensuring the area is completely dry before beginning restoration. After passing mold clearance testing.
PHASE 2: BUILD BACK/BATHROOM TURN OVER
Restoration Process
Installation of new drywall with mud/compound and tape in all areas where water damage was removed (up to 180 square feet). Level 4 finish applied to all drywall surfaces to ensure a smooth and paint-ready surface. Double-layer application of primer and paint on all newly installed drywall. Replacement of all removed insulation. Installation of a new bathroom door to replace the previously removed one. Replacement of the bathroom vanity to restore functionality and aesthetics. Replacement or thorough cleaning of the bathroom mirror. Reglazing the bathroom tub to restore its usability. Replacement of damaged bathroom faucets.
Outcome
By following a structured remediation and restoration plan, the bathroom was successfully restored to a safe and habitable condition. The combination of proper containment, mold removal, and thorough sanitation ensured that mold growth would not recur. The final restoration provided a fresh, clean, and fully functional bathroom for the apartment’s occupants.
